SERVICE AND LOYALTY TO THE BUYER:
I don't sell houses. - - - I sell service!!!" The service involves guiding clients through the complete process of selecting and purchasing their new home in a most pleasant, efficient, and effective manner. My specialty is working as a Buyer's Agent in contrast to traditional "listing" or "sellers" agents. My loyalty is strictly to the buyer. My only interest in any particular property is determining if it is a possible match with your wants and needs.
WHO PAYS A BUYER'S AGENT'S COMMISSION?
The real estate agent commission, for both buyer and seller, is usually all paid by the sellers of the property at settlement. Even though a Buyer's Agent has been selected by the buyer and represents only the buyer, the entire commission fee is paid by the seller unless other arrangements are agreed to in advance. Use of a Buyer's Agent does not increase the price of the property.
HOW DOES THE BUYER'S AGENT PROCESS WORK?
The "process" usually starts as a meeting between the clients and me to define as accurately as possible what clients hope to purchase. This can be very specific or quite broad. It includes not just a house description, but type and size of lot, new construction or resale, in-town or rural, distance from the Chesapeake Bay Bridge, price range, etc. I try to be a very good listener at this point to avoid wasting client's time with inspection visits to inappropriate properties. The next step is a computer search of the entire MLS database within the geographical area of interest. The search area could be within a specific community or a four-county area, depending on client preference. Descriptions of all available properties of potential interest are provided to the clients, who select those which they wish to inspect. I then schedule one or more home inspection tours in a way to be as efficient as possible with respect to client's time.
Once a "favorite" property is identified, I help prepare the purchase offer with an eye toward protecting clients against the various risks that can be a part of purchase. I do my best to help clients negotiate the best possible "deal". Throughout the process, my loyalty and actions are totally in support of the Buyer.
EXPERIENCE AND QUALIFICATIONS:
My background includes engineering, sales, marketing, real estate investing, and home design. I believe I am well qualified to assist clients in all aspects of property search, contract negotiation, and coordination of the numerous details leading to settlement. I am a mechanical engineer by education. I have served as a national sales manager for a Fortune Ten company and later former my own marketing services company. I have twenty years experience as a residential real estate investor and have designed my own homes. I pride myself on providing clients with professionalism, negotiating skills, and the ability to identify all possible options to their home search in an efficient manner. My wife, Ann, and I reside near Centreville where we tend our small "pick your own" peach orchard in our spare time.
